color: #929292; font-weight: bold;\">3- Las restricciones de precios no afectar\u00e1n toda la regi\u00f3n de Catalu\u00f1a Solo los contratos de arrendamiento relacionados con casas situadas en zonas declaradas como \u201cmercados de la vivienda ajustados\u201d est\u00e1n sujetas al sistema de restricci\u00f3n de ingresos.<\/span><br \/>\n<span style=\"font-size: 20px; color: #929292; font-weight: bold;\">Municipios afectados<\/span><\/p>\n<ul>\n<li>Badalona, Barber\u00e0 del Vall\u00e8s, Barcelona, Blanes, Calafell, Castellar del Vall\u00e8s, Castelldefels, Cerdanyola del Vall\u00e8s, Cornell\u00e0 de Llobregat, Esplugues de Llobregat, Figueres, Gav\u00e0, Girona, Granollers, L\u2019Hospitalet de Llobregat, Igualada, Lleida, Manlleu, Manresa, Martorell El Masnou, Matar\u00f3, Molins de Rei, Montcada i Reixac, Montgat, Olesa de Montserrat, Olot, Palafrugell, Pallej\u00e0, Pineda, El Prat de Llobregat, Premi\u00e0 de Mar, Reus, Ripollet, Rub\u00ed Sabadell, Salou, Salt, Sant Adri\u00e0 de Bes\u00f2s, Sant Andreu de la Barca, Sant Boi de Llobregat, Sant Cugat del Vall\u00e8s, Sant Feliu de Gu\u00edxols, Sant Feliu de Llobregat, Sant Joan Desp\u00ed, Sant Just Desvern, Sant Pere de Ribes, Sant Vicen\u00e7 dels Horts, Santa Coloma de Gramenet, Santa Perp\u00e8tua de Mogoda, Sitges, Tarragona, Terrassa, Tortosa, El Vendrell, Vic, Viladecans, Vilafranca del Pened\u00e8s, Vilanova i la Geltr\u00fa y Vilassar de Mar.<\/li>\n<\/ul>\n<p><span style=\"font-size: 20px; color: #929292; font-weight: bold;\">4- Queden exclosos de la norma:<\/span><\/p>\n<ul>\n<li>Viviendas arrendadas antes del d\u00eda 1 de enero de 1995<\/li>\n<li>Las viviendas sujetas a uno regimos de protecci\u00f3n oficial<\/li>\n<li>Las viviendas destinadas a alquiler social.<\/li>\n<\/ul>\n<p><span style=\"font-size: 20px; color: #929292; font-weight: bold;\">5- La lava de los contratos d esta ley ,tendr\u00e1 que ser el importe que marca el siguiente calculo, que se determina de la siguiente manera:<\/span><\/p>\n<ul>\n<li>Calculo de el indice de los precios de alquiler ( L agencia de L vivienda de Catalu\u00f1a) Introduciendo los datos en el siguiente enlace <a href=\"http:\/\/agenciahabitatge.gencat.cat\/indexdelloguer\/\">http:\/\/agenciahabitatge.gencat.cat\/indexdelloguer\/<\/a><\/li>\n<li>En el supuesto de que esta vivienda haya sido arrendada en alg\u00fan momento en los \u00faltimos 5 a\u00f1os , el precio a tener en cuenta ser\u00e1 la lava pactada en aquel contrato<\/li>\n<li>De los 2 valores se coger\u00e1 el precio inferior<\/li>\n<li>En el precio de referencia se puede incluir los gastos del impuestos municipales y los gastos comunitarios.<\/li>\n<\/ul>\n<p><span style=\"font-size: 20px; color: #929292; font-weight: bold;\">6-Qu\u00e9 tengo que hacer si la casa es nueva?<\/span><\/p>\n<ul>\n<li>Para casas de nueva construcci\u00f3n o casas que han sido sometidas a importantes procedimientos de rehabilitaci\u00f3n se podr\u00eda coger el \u00e1rea superior de lo index de referencia<\/li>\n<\/ul>\n<p><span style=\"font-size: 20px;
